The Asset Divestment Program (ADP) was established to manage surplus Epping to Chatswood Rail Link properties in a socially and financially responsible manner.
The objectives of the ADP are to achieve positive environmental, social and economic outcomes by undertaking value adding initiatives for the sites such as leasing and refurbishment of existing buildings, development of infrastructure, master planning and sub division before eventual sale of the properties.
The ADP currently consists of eight individual sites spread across Parramatta, Chatswood, Macquarie Park, Roseville and North Ryde.
North Ryde Station Precinct Project
The North Ryde Station Precinct is made up of five separate parcels of land close to North Ryde Station.
We own two of these land parcels purchased during the construction of the Epping to Chatswood Rail Link and currently being used as a construction worksite for the M2 upgrade.
The three remaining land parcels are owned by other government agencies and a private owner (see below map).
We propose to establish a planning framework for the future development of the five precinct sites. The planning framework would be based on the principles of a Transit Oriented Development which will encourage public transport usage, improve connectivity and deliver social, environmental and economic benefits for the community.
The planning framework proposed would enable a mixture of residential, commercial, retail and community uses on the land parcels that make up the North Ryde Station Precinct.
We have appointed a team of technical advisors including urban planning, social planning, urban design, traffic, transport and access, sustainability, engineering, ecological, heritage, hydrology, acoustic and air quality to commence specialist studies. Project objectives
Currently the land surrounding North Ryde Station is underused and inactive. At the same time, there is strong demand for housing in Macquarie Park and North Ryde with people attracted to work and study in the area.
The objectives of the planning framework for the North Ryde Station Precinct are to:
- integrate North Ryde Station with residential, retail, commercial and community uses to activate the station precinct
- provide a vibrant and active residential and mixed-use precinct within the Macquarie Park corridor
- provide liveable and active public domain spaces for the community
- provide sustainable outcomes through design excellence and innovation
- achieve a sense of place that provides for current and future residents, public transport users and neighbours
- deliver a planning framework that ensures future development adheres to sound urban design principles and is of an appropriate mass and scale
- provide improved pedestrian and bicycle connectivity to North Ryde Station and nearby employment centres.
Community benefits
We are committed to ensuring the development of the North Ryde Station Precinct benefits the local community, whilst also achieving positive outcomes in terms of sustainability, public transport use and local economic development.
The community benefits of developing the North Ryde Station Precinct include:
- improved access and therefore increased use of public transport infrastructure
- helping to reduce the need for car use
- improved pedestrian and bicycle connections within and beyond the precinct
- creation of a landmark residential, commercial, open space and community precinct for Ryde
- assisting in meeting local demand for publicly accessible open space, in particular active open space
- providing community services and infrastructure in response to demand from residents, university students, employees and businesses
- positively responding to pressure on existing housing in the Ryde area by increasing housing supply diversity and affordability
- the creation of more than 5,000 construction jobs over the life of the project and more than 2,000 on-site jobs after completion.
